- Protect against any recorded defects, liens or encumbrances upon the title that are unreported to you, within the coverage of your particular policy.
- Protect the parties to the transaction by having a neutral party seeing that their agreement is implemented.
- Assure lenders that disbursement of their loan proceeds has been properly handled.
- Conduct closings with a Spanish-speaking translator, upon request.
